Brick and block buildings crack their sealant quietly. Vertical control joints get mistaken for mortar and painted over. Shelf angle joints at each floor line get bridged with mortar by a well meaning tuckpointer and then shear. Window perimeter seals dry out and show up first as winter drafts, then as staining under sills. By the time a tenant reports water, the sealant has usually been open for several seasons.

Caulk is not the fix for everything

Part of doing one trade properly is saying when it is the wrong trade. Failing mortar needs tuckpointing, sheared joints need routing to proper width, trafficked floor joints need semi rigid filler, and a leak that starts at a roof termination is a roofing call.
